The seller's job is to make the deal look good on paper.
Your job is to find out what the paper is hiding.
Before you make an offer on any multifamily property, run these 3:
→ Real vacancy rate : (not "fully occupied" — what's the history?)
→ Actual rent collected (not asking rent — what's on the lease?)
→ Cap rate after your expenses (insurance, maintenance, management, taxes)
I've seen buyers walk into deals at 7% cap rate and walk out with 3.2%, because they trusted the listing sheet.
