✨ Townhouse History ✨While walking along East 74th Street after a showing appointment with a client, I noticed #55 which was Eleanor Roosevelt’s final home in Manhattan as indicated by the plaque at the entrance. The late First Lady of the United States lived here from 1959 to 1962 and used the residence as a writing retreat as well as a space for entertaining notable dignitaries. The home was originally designed by architects Albert Buchman and Gustav Deisler in 1898 and remains one of only eight limestone townhouses that the notable duo built. The five floor, 8,500-square-foot property, renovated in recent years, has six bedrooms, five-and-a-half baths and was last sold for $13.5M in 2021.

I recently read ‘Never Split the Difference: Negotiating As If Your Life Depended On It’ by Chriss Voss, a former international FBI hostage negotiator.
Here are some of my learnings from this book that can be applied to situations in life or any career.

🟡Traditional negotiation tactics may not always work. Tactical empathy involves being an active listener.

🔴Becoming a mirror and subtly repeating the other person's words helps build rapport. It can also be done with the tone and tempo of your voice as well as body language. This keeps people talking, buys time, builds a bond and reveals intentions.

🟡Labeling the other party's emotions is critical for addressing concerns. Explore strategies together to mitigate some risks and bring rationality into the conversation.

🔴It is important to understand the dynamics of "no" in negotiations and how it can lead to better outcomes than a premature "yes." Ultimately, this builds a more transparent and trusting relationship.

🟡Recognize the power of the response "That's right" as a sign of understanding. These words can be transformative as simply saying them aloud can confirm the other party's perspective and establish a shared understanding.

🔴Acknowledge the other party's reality while introducing alternative perspectives. Although no deal is better than a bad deal, it’s still important to make the other side realize what’s at stake if they maintain a rigid stance.

🟡Steering the perception of control guides negotiation outcomes. This can done by asking calibrated questions, such as those beginning with “what” and “how,” that point toward problem-solving instead of confrontation.

🔴Reaching a deal with a “Yes” means nothing without "How." Proactively discuss the next steps with others, securing commitments from all parties involved, and outlining a clear timeline for ex*****on to prevent any last-minute problems.

🟡Understand the dynamics of negotiating while maintaining emotional intelligence. Knowing the other party’s bargaining style (ie. accommodating, assertive, analyzing) helps so you are not caught off guard and can be prepared with a detailed plan.

🔴Find the "black swan" with a proactive and strategic mindset to anticipate and address unexpected elements that may arise throughout the negotiation process.
