Manhattan’s new development market continues to flex. Last week alone, 31 contracts were signed at an average of $6.63M, with luxury leading the momentum and nine deals asking above $18M. Across the city, $246M in contracts were recorded as Manhattan, Brooklyn, and Queens all met or exceeded their benchmarks. With only two new sponsor units launching, limited inventory continues to define the moment—keeping demand concentrated on the best new development offerings across NYC.

LUXURY MARKET UPDATE //March 2-8
43 contracts were signed last week in Manhattan at $4M and above. This was the largest week since May 2025.

50 West 66th Street and 303 Park Avenue (The Waldorf Towers) were the top two contracts.

There were 32 contracts signed in the city last week over $4M.

February 2026 had 123 contracts signed compared to 114 contracts in February 2025.

The top contract was a townhouse, 15 East 63rd Street trading at $39.5 M.
