# # # LANDLORDS BEWARE # # #
I'm a Realtor as a lot of my friends know, and as I live, and have many of my contacts in Astoria I mostly operate in this area.
Last week I was looking for a two bedroom apartment for rent for some clients and came across a couple of them on Street Easy with all the requirements set by my clients and within their price range.
So I fill up the forms on website and leave my name and phone #
This happens to be 2 different apartments managed by the same brokerage, but different agents.
Within the same day the two agents called me back, very enthusiasts and ready to show without letting me say a word!
Until I presented my name a said that I am a Real Estate Agent too.
At that point their voice changed, and all of a sudden they had renters already waiting, so they both closed the call.
You know, our compensation is the fee that is paid, depending on the scarcity of housing, by the landlord or by the tenants.
If the listing belongs to agent A and he finds a tenant, he will get a good part of it (obviously after taking the cut for the brokerage and advertising expenses). BUT if the agent A has to co broke with agent B the fee will be split in equal parts.
Normally should be like this, but some Real Estate Agent are really only doing the interests of their pockets, be careful when you choose one, they might have your apt on the market for weeks or months just to put that extra few hundred dollars in their pocket.
