This WSJ article provides national trends on sale price discounts vs. "days-on-market" or DOM.

In Manhattan, the median pricing penalty for a listing going into contract:

> 120 DOM: 11%. (typically higher at >180 DOM)
< 60 DOM: 1%

Pricing can sometimes be a difficult conversation with a prospective seller, especially when they are not in touch with the current market dynamic.

Note to Sellers: You need to be very strategic in terms of pricing to market in order to avoid mounting DOM and a sale price discount. Aspirational pricing is never a winning strategy.

Note to Buyers: If you are looking for a value opportunity and negotiability, focus on listings that have been sitting on the market > 90 days

The Manhattan real estate market data for September and October 2025 shows a slight year-over-year increase in signed contracts for properties above $4 million compared to the same period in 2024. This period also experienced significant growth in overall closed deals, with September showing an 11.53% increase and October showing a 5.94% increase year-over-year.
