NYC buyers are definitely becoming more active again this summer 🗽

This week’s Manhattan and Brooklyn market update showed a strong increase in signed contracts and pending sales across both boroughs, which is a good sign that momentum is picking back up heading into June.

What’s interesting right now is that buyers are still being selective. The homes getting the most attention are the ones that are priced correctly, presented well, and actually feel practical for everyday living.

Brooklyn had one of its strongest weeks this year for signed contracts, while Manhattan inventory is finally starting to stabilize as more buyers step back into the market.

There’s still an opportunity out there for both buyers and sellers. You just need the right strategy and timing.

There’s something about a well-laid out Manhattan apartment that people immediately connect with 🗽

201 E 28th St officially sold, and this one really had the kind of space buyers are constantly hoping to find.

An oversized one-bedroom with bright exposures, updated flooring, a spacious living area, and enough room to actually enjoy being home. Nothing felt tight or overcomplicated. It just felt comfortable.

The Kips Bay location definitely helped too. Close to Midtown, subway lines, restaurants, grocery stores, and all the everyday conveniences that make city living easier.

I always feel like the apartments that perform the best are the ones that simply make sense for real life in NYC.

The apartments that rent the fastest usually have one thing in common — they just feel easy to live in.

This one had the kind of layout people are constantly searching for: bright corner unit, renovated finishes, room for a real living area, extra alcove space for a home office setup, plus a full-service building in the middle of Murray Hill. No weird compromises, no wasted space.

And in NYC, convenience matters. Being close to Grand Central, subway lines, Trader Joe’s, restaurants, and everything Midtown has to offer definitely helped push this one into contract fast.

This week’s market felt a little more balanced.

Inventory continued to build across both Manhattan and Brooklyn, while buyer activity held relatively steady. The pace isn’t aggressive, but buyers are still very much in the market.

What’s changed is the mindset.

People are taking longer to make decisions, comparing more carefully, and focusing heavily on value. The emotional urgency we saw earlier in the year has eased a bit, and buyers seem more comfortable waiting for the right fit.

That’s creating a wider gap between listings that are priced and positioned well versus those that miss the mark.

The market is still moving — just with a lot more discipline than before.

There’s a bit more follow-through in the market this week.

Confidence is up again, now at +56%, and activity is starting to reflect that. Contracts and pending sales both moved higher across Manhattan and Brooklyn, with Brooklyn showing a bit more momentum.

But it’s not urgency. It feels more intentional than that.

Buyers are stepping in when things line up. Price, location, and product all have to make sense. They’re not stretching, and they’re not rushing.

That’s really what’s defining this market right now. When everything aligns, deals happen. When it doesn’t, listings tend to sit longer than expected.

New listings slowed down a bit this week in Manhattan (449, down 11%), but the market didn’t really lose momentum.

Contracts actually went up to 263 (+4%), so buyers are still out there.

They’re just a lot more careful.

It’s not the kind of market where people rush in. Buyers are taking their time, comparing options, and waiting for something that really makes sense.

So even if activity is steady, not every listing is getting the same attention.

That’s where positioning comes in.

How you price and present a property right from the start can make a huge difference in how it performs.
