I'm not worried about market uncertainty because I closed 3 buyer-side deals this summer.

Pied-à-terre tax headlines. Policy debates. None of it stopped buyers and sellers from moving. They both want the same thing: certainty. And they're lining up to get it.

I don't have a crystal ball. But I have skills, expertise, patience, and the wherewithal to get deals done no matter what's dominating the headlines.

Your next chapter should work for you, not the other way around. 🏡

Sometimes that means downsizing. Sometimes it's upsizing, or consolidating multiple properties into one that actually fits your life now. If you have too much property and not enough cash, it might be time to divest and free some of that value up.

A few things worth knowing: with new pied-à-terre taxes in NYC, it's a good time to reevaluate what's worth keeping. If you need space for a caregiver, there are ways to plan for that, including a NY program that can help pay family members who take on caregiving. And if there's a property you're not using, passing it on to family now means you get to see them enjoy it.

Every month they hand over rent, they're covering their landlord's mortgage, taxes, and profit. At the end of the lease, all they have is receipts.⁠
