Hope you're having a great day so far. We're seeing real strength in this summer slowdown, Olshan counted 21 Manhattan luxury contracts at $4M and above from July 27 through August 2, led by the $15.65M Flatiron Building deal, even as the broader market moved through its norma August slowdown.
I am paying more attention to inventory than headlines right now because 5,760 active Manhattan listings tells me the shelf is getting thinner.
Actives being at that level (12.2% below last year), this quieter stretch can reward preparation, so revisit a home that has been sitting, tighten a launch price before fall competition returns, or rerun the numbers on a property that almost worked, then call me this week for a property specific game plan before September brings more eyes, more urgency, and less room to think.
