Fast forward 140 years: the tile is still in the vestibule. The carved oak mantel is still in the parlor. The pier mirror is still on the wall, still catching the same light. The early signals for the spring market are starting to come into focus.

Pending home sales are up 2.7% compared to last year, and recent data shows 4–5% more homes going under contract than at this time in 2025—an encouraging sign that buyer activity is gradually returning.

At the same time, new listings remain below last year’s levels, which could create an interesting window for sellers heading into the spring market: fewer competing listings and a pool of motivated buyers already beginning to move.
