Some listings are straightforward.
Others require patience, strategy, and timing.
I first sold this Flatiron co-op back in 2019. Shortly after, the pandemic changed everything. The owner asked whether it made sense to sell, and at the time, my advice was to wait. The market simply wasn’t there.
When conditions improved, we revisited selling, but the timing still wasn’t right. Instead of forcing a sale, we pivoted and rented the apartment at a strong rate, preserving value while keeping options open.
A few years later, we brought the property back to market with a targeted campaign that generated over 400,000 impressions and 300,000 video views.
And then the right buyer ultimately connected with the home.
We closed at one of the top prices achieved for a low-floor one-bedroom in the building.
Sometimes the best decision in real estate isn’t rushing to sell.
It’s having the right strategy and the patience to execute it.
