Even in a shortened holiday week, Manhattan’s luxury market kept moving.

From June 15–21, 2026, 28 contracts were signed at $4M+ — down slightly from the previous week, but what stood out even more was the shift in product mix: co-ops actually outperformed condos (12 vs. 10), with 2 condops and 4 townhouses rounding out the activity.

A small market detail with big context: this is the first time co-ops have led condos since late 2022.
