A quick few days in London for G’s 40th and and a pretty good reminder of why I always enjoy coming back here.

1. No matter how long it’s been, this group always picks up right where we left off
2. Always a good time when and start to get competitive, with everything possible
3. Squeezed in a bit of work too, toured a stunning $80M home in Hampstead, breathtaking!!
4. Never get to play enough padel in NYC!
5. Spent an afternoon at the Churchill War Rooms, a serious (and long) dose of history
6.Pub pints in the sunshine, genuinely one of the things London just does better
7.Dinners that go late and leave you with cake, drinks, and zero regrets
8.Coffee runs around town, one of my favourite things to do
9.Walking everywhere, much thanks to my wife
10. London somehow always makes it work and gives me that extra energy for these packed few days
11.Best friends, a little sport, a little work and lots of laughs. Hard to ask for much more from a few days away.

Until next time 🇬🇧

The best deals I’ve ever closed have one thing in common, none of them came from pushing.

People can feel it the second you start steering them somewhere they don’t want to go. And once that shifts, the whole dynamic changes.

My job is to lay out what’s in front of you honestly, and then get out of the way so you can actually make the decision.

A few thoughts on why that approach has worked for me, and why I think it’s the only one that actually lasts in this business.

Yesterday, I lost my best friend of 15 years. Anyone who’s been part of my life over the years knows what a huge part of it Mikey was, and of course, what a special little pup he was.

The sweetest wags when you walked through the door, no matter who you were, the best pal for slow mornings, no one enjoyed hanging and cuddling on the couch more, and the ultimate brunch companion..

I’ve dreaded this day for so long, but I’m forever grateful for the incredible chapter we shared together. Leaving home this morning was a hard one. No one to coerce to wake up and walk, no one to curate a gourmet breakfast for with multiple choices, and no one looking back at me with those “come back soon” eyes.

I’ll forever miss you, my sweet Mikey boy. Until I see you again, for one more hug up on my shoulders and one more game of pully pully. Rest well, sweet boy.

Give your pets an extra squeeze and pet from me today ❤️

Hello Manek, hope you had a great trip!
Posting the 71 Murray Pov reel today, sharing the caption below, let us know your thoughts!

You wake up above Tribeca, with light pouring in from both sides of Manhattan.
The Hudson feels close enough to touch, the Brooklyn Bridge quietly framing your evenings.

And then you realise, this isn’t a view you visit, it’s one you come home to.

What living here actually looks like:

✔️ Sunlight across 26 ft glass

✔️ Rooftops, fire pit, Viking kitchen for hosting and a bamboo garden

✔️ Sauna, steam, gym, and a rock climbing wall

✔️ Three levels, elevator access and a dedicated home office

✔️ Temperature sensors & Motion detectors

✔️ A full time doorman and a security system

There are apartments you can find and then there are the ones like 71 Murray that you wait for.
The best way to know is to see it yourself! Message me for a walkthrough.

First time buying in New York is exciting. It’s also a lot, and most of the stuff that trips people up is completely avoidable with the right information upfront.

These are the six things I share with every first-time buyer before we even start looking. From building your team, to understanding your monthly carry, to what actually goes into a board package.

It doesn’t have to feel overwhelming. The buyers who come out happiest are the ones who prepare early and have the right people in their corner.

If you’re thinking about making a move, this is a good place to start.

This one is truly one of one.

You step off a private elevator landing directly into 26 feet of floor-to-ceiling glass, with the Hudson River on one side and the Brooklyn Bridge on the other. It’s rare to have both, and even rarer for it to feel this livable.

Just over 3,000 sq. ft. of private outdoor space spread across two rooftop terraces, designed with a level of intention you don’t often see.

Inside:
✔️ Wellness & Recreation
Rock climbing wall, private gym, sauna and steam, and a primary bath that feels more spa than apartment

✔️ Outdoor Living
Two rooftop terraces totaling ~3,000 sq. ft.
Viking outdoor kitchen, fire pit, bamboo garden

✔️ Work & Living
Dedicated home office
Internal elevator connecting all three floors

✔️ Building & Security
Full-time doorman
Integrated security system with sensors throughout

Hard to come across something that brings all of this together in one place.

Now asking, $1.75M in Manhattan, and this is a good example of where the value is right now. Here’s why.

➡ The Numbers
Monthly common charges and taxes come in around $4,000 ($3,820 to be exact)
1,113 sq. ft., and it lives bigger than the number suggests

➡ The Living Space
Open-format living with natural light throughout
West-facing exposure that genuinely stops you mid-sentence
Gas fireplace and an in-home washer dryer

➡ The Layout
2 beds, 2 baths plus a proper home office
Bedrooms tucked away from the main living area
Two outdoor spaces, which is rare at this price point in Midtown

➡ The Building
Full-service, exactly what you’d expect at this level

➡ Getting Around
Easy access to the FDR
Every major subway line nearby (N/Q/R/W, 4/5/6, F/M, E)
Quick access to the airports

You don’t always come across this combination of space, light, and layout. Happy to walk you through it.

A subtle but meaningful step forward for co-op buyers, the Cooperative Application Timeline Law takes effect July 28, 2026

It introduces clearer timelines around how board applications are handled, something that hasn’t always been consistent

It doesn’t change how decisions are made, but it does create more structure around timing, which should make the process more predictable
