April is officially here, and the NJ/NY market is moving faster than your morning PATH train. ☕️🏙️

The 2026 spring market is defying “traditional” cycles. We’re seeing a shift driven by real-time data that’s catching both buyers and sellers off guard. Here’s the 2026 breakdown:

1️⃣ Inventory is Loosening... Slightly. While national listings are up 12% YOY, Hudson County remains a supply-constrained anomaly. With months of inventory still hovering below the 3.0 mark in Jersey City and Hoboken, “low” is the name of the game. If you see it and love it, the data shows it’ll likely be under contract within less than 10–14 days.

2️⃣ The ‘Cross-Hudson’ Migration. The price-per-square-foot gap is narrowing, but the value proposition remains. We’re seeing a 15% increase in Manhattan-based inquiries for JC/Hoboken listings. Buyers are prioritizing the “Value-to-Office” ratio; trading a West Village studio for a Jersey City 2-bedroom. Sellers: your buyer is likely scrolling from across the river.

3️⃣ Rate Normalization is the New Reality. The “Wait-and-See” era has ended. With the Fed stabilizing rates near the 5.5%-6% range, the smart money has pivoted. Buyers are no longer holding out for 3% they are securing the asset now to beat the competition, with a strategic eye on a 2027
refinance.
