Spent part of the weekend at Sloomoo Institute in SoHo with the kids, and I get the hype now.

It is basically a hands-on slime world. Bright colors, different textures, slime you can stretch, slime you can mix, slime on the walls, and slime everywhere, but in a way that feels organized and manageable.

For parents looking for something indoors in NYC, this is a good one to keep in your back pocket. Especially for a rainy weekend, a school break day, or one of those Saturdays where everyone needs to get out of the house.

A few notes from our visit:

It is in SoHo at 475 Broadway, between Broome and Grand Streets. The subway is the easier move. Canal Street, Spring Street, and Broadway-Lafayette are all nearby options depending on your train.

Check the ticket page before going because experience days, times, and pricing can change. Their New York ticketing page shows timed ticket availability and current starting prices.

Dress the kids in clothes they can actually play in. This is not the place for “please don’t touch anything.” The whole point is touching everything.

The best part for me was watching the kids get fully into it. No overthinking. No screens. Just slime, color, and a lot of “look at this.”

Worth adding to the NYC parent list.

Rotate your phone for the full tour.

A house like this does not come around often in Jackson Heights. This is a landmarked 1920s brick townhouse in the heart of the Historic District, available for the first time in over 50 years. Original details, real scale, a private garden, and parking—all on one of the neighborhood’s best blocks. DM me if you want the details or a private showing.

Fifth Avenue was blue and white this weekend for the Greek Independence Day Parade.

I always like seeing this part of New York come alive. Families, kids, grandparents, flags, music, people running into friends they have not seen in a while. It is one of those days that feels very local, even in the middle of Manhattan.

For anyone who has never been, the parade usually runs along the Fifth Avenue and brings together Greek communities from all over New York, especially Queens, Brooklyn, Long Island, and New Jersey. Astoria is always well represented, of course.

And here is the useful tip for next year: if you are going with kids, get there a little early, bring snacks, and do not assume you will grab a cab right after. Fifth Avenue gets packed, side streets close, and the subway is usually the easier move.

Nice to see so much pride, history, and community out in the open.

If you’re buying in Queens, you do not need someone to just open doors and say everything looks great. You need someone who will tell you when the numbers don’t make sense, when the block feels off, when the monthly costs are too high, or when a “great deal” really isn’t.

That’s the part buyers like you need most (especially if it’s your first time buying).

In Queens, two places can look similar online and be very different once you understand the building, the street, the communite, and the long-term value.

Sometimes the smartest move is making a move.
Sometimes it’s not.

My job is to help you see the difference.

If you’re thinking about buying in Queens this year, send me a message. I’ll help you map out the smartest next step for your goals.

If you’re trying to figure out what to do with your kids on a weekend, here’s a reminder that sometimes the best plan is not much of a plan at all.

My son spent part of the weekend building this, and it turned into a whole thing.

Magnetic tiles. Paper. Tape. A few drawings. Total focus.

I know a lot of families are always looking for easy weekend ideas, especially when you want to stay close to home. This was a good reminder that sometimes the house itself is the activity.

And yes, it stayed up longer than expected.

Most buyers start their search thinking they know exactly what they want.

In reality, the market has a way of reshaping that pretty quickly.

This buyer came in looking for a 3-bedroom condo in Astoria.

What they ended up with was a single-family home that checked both boxes: a great place to live and a smart investment.

That shift doesn’t happen by luck.

It comes from knowing the market, understanding what holds value here, and just as importantly—what to avoid.

That’s the part most people don’t see until it’s too late.

If you’re starting your search in Astoria, or you’re already looking and not sure if you’re making the right moves, feel free to reach out.

Astoria buyers, this one should be on your radar now.

A new listing is coming soon in one of Queens’ most consistently in-demand neighborhoods, where location, lifestyle, and long-term value all meet.

Astoria continues to attract buyers for a reason: great access, strong neighborhood identity, and the kind of everyday convenience people actually want to live around.

This one will be officially hitting the market soon, and it’s the type of opportunity serious buyers should be watching early.

If Astoria has been on your list, now is the time to pay attention.

DM “ASTORIA” for early details.

Celebrated Καλό Πάσχα at home with friends and family, and yes, I roasted a lamb (last slide).

Roasting lamb is a classic Greek Orthodox Easter tradition. It symbolizes sacrifice and is the big “we’re together” meal after Lent.

Fun fact: Greek Easter is the biggest and most important holiday in Greece, and it usually revolves around church, family, and a long meal that turns into an all-day hang. 😅

Anyway, that was our weekend. We’ll be eating leftovers for days, and I’m not mad about it.

One weekend at Teatown Nature Preserve & Education Center…

Did you know Teatown protects about 1,000 acres and has 15 miles of trails that are open year-round?

We took the kids to get some fresh air, stretch our legs, and do the kind of “nature reset” that feels impossible during the week.

If you want an easy day that still feels like you actually went somewhere, this is a good one.
