I took wonderful buyers out yesterday to see 8 beautiful two bedroom and three bedroom apartments, including two condo wrecks. Those two listings are perfect for people who love to renovate, pretty daunting for the rest of us. In general, prices seem lower than they were two months ago and more negotiable. Listing agents were almost too eager.
Weekly real estate update:
supply low
credit spreads still low but slightest uptick
rate cut predicted for September according to Fed Fund Futures
current 30 yr rate 6.77

everyone asks about the current state of NYC real estate so here it is: summer puts buyers in the driver's seat, Listings that have been on the market over 120 days sell for a 9% discount on average. Demand drops in the summer because people go on vacation so it is a great time to be a buyer.

A quote from the last few months: "selling suburban and buying urban" to describe what is happening in real estate in the US. For whatever reason, prices are up in the Northeast and down everywhere else. Perhaps drought and fires in the west and heat and hurricanes in the south may be a part of it. Or its the return to the urban areas and the diminishing of virtual worK. Thoughts?

this sponsor apartment just came on the market and it is lovely, a great deal and no painful co-op board to deal with! Please note, the photos have been virtually staged and they added in treetops in the windows which is not okay in my book. But it is a great gut renovated apartment in a great building on a beautiful street in the heart of Park Slope. Really fantastic work, I know the contractor:

AMAZED that my buyers' offer for a Park Slope 3 bedroom, 1.5 bathroom completely gut renovated apartment in a elevator building was accepted. Amazed because their offer was for just barely under a million!!! They were lucky lucky lucky and I am just so thrilled for them. It is an amazing time to buy....

I'm pondering this: "NYC real estate prices dropped in only two of the last five recessions."
And this little nugget: rising interest rates mean fewer real estate purchases. which generally leads to rising rental prices. The fed uses rental prices to calculate inflation.
