Summer is one of the most competitive times to buy in New York City.

With longer days, more people actively touring, and inventory levels feeling steady, the pace can pick up fast.

Here’s what I want you to know if you’re thinking about making a move in New York City this summer…

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear (aka: know your “must-haves” vs. “nice-to-haves” before you fall in love with a listing).

Sellers listing in the summer are often working around tight deadlines.

A job change, a closing that’s already in motion, or a lease ending. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn’t mean the apartment is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced NYC real estate agent on your side!)

Manhattan rents just officially hit a new record.

The median Manhattan rent reached $5,099 in April 2026 — up 2% month-over-month and 6% year-over-year. After briefly plateauing earlier this spring, pricing is climbing again heading into summer.

And honestly? I’m seeing it in real time downtown.

Well-priced apartments are moving quickly, clients are starting searches earlier, and the days of casually “thinking about it for a few days” are getting harder in competitive pockets of Manhattan.

What’s interesting is that renters are becoming much more strategic. People want value, amenities, better layouts, and buildings that actually improve their quality of life — not just a tiny box with a high price tag.
