Think the highest offer on a home always wins? Think again.

Here are four reasons why a seller may not choose the highest offer:

1. A buyer brings an all-cash offer: A buyer paying cash means there won’t be any financing pitfalls — and sellers LOVE avoiding pitfalls.

2. A buyer can close ASAP: If a seller is antsy to get moving, an offer from a buyer who can close quickly will zoom to the top of the stack.

3. A buyer shares their story. Sometimes buyers want sellers to know exactly why their house is “the one.” And sometimes, that’s all it takes for a seller to agree — especially if a seller has lived in the home for decades and their move is a sentimental one.

4. A buyer doesn’t ask for contingencies. A common contingency is that a buyer must sell his or her home before buying. Sellers love when an offer is free and clear of cumbersome contingencies totally out of their control.

It’s true — you want to go in with a strong offer price-wise, but that’s not the only thing sellers are looking for. Sellers want an offer that’s competitive, clean, AND close-to-asking price — the closer you can get to all three, the better! @ New York, New York

You’re ready to sell. But as you look around you’re wondering how in the world you can get your home looking its best for all those showings. Answer = Staging! ⁣

A frequently asked question is should I stage my home?⁣
While there are different “levels” of staging, the short answer is YES! Here’s why:⁣

• A staged home shows better. Buyers often purchase on feelings — a thoughtfully arranged home allows buyers to picture themselves living in your home more easily.⁣
• The proof is in the numbers. According to the Real Estate Staging Association, staged homes sell 73% faster, on average, than their non-staged counterparts.⁣
• No time or budget to do the entire house? Focus on the entryway and living room. The living room is one of your home's largest spaces, so leaving it empty, or worse —cluttered, won't impress potential buyers.⁣

Did your listing expire? Wondering what happens next? ⁣

Good news — you’ve got options! ⁣

Remember, an expired listing is a listing that hasn’t sold by the end of the term stated in the contract with your agent (typically, six months). If this happens to your home, you have several options:⁣

Option 1: Stick with your current agent⁣
Option 2: Hire a new agent with a different firm⁣
Option 3: Decide not to sell at this time⁣

For options 1 and 2, your property will have to be relisted and a new listing created on the MLS. Be sure to talk openly with your agent and let him or her know how you’re feeling and what you’d like to do differently as you relist. Don't forget —your agent is there to serve YOU and should work hard to make the process easy and enjoyable!⁣
