I had to ask R***r what he thought about this one... 🐴😂

Every market has its own challenges, and it’s easy to get caught up in the excitement when the “perfect” house comes along.

My job isn’t just to write an offer—it’s to help my clients make smart decisions based on today’s market.

(R***r clearly has some opinions... 😳)

Have you ever fallen in love with a house that made you want to throw your budget out the window??

The feeling of being in the unknown and waiting for that call or text is stressful but having the right realtor by your side is the key to your dream to coming true! 💫🏡.

Before falling in love with the barn, make sure the zoning works for your goals. ‼️

Your dream horse property should support your lifestyle…not limit it. ✨🏡🐎

A low offer doesn’t automatically mean your real estate agent isn’t working hard for you.‼️

In New York, listing agents are generally required to present all offers to their sellers unless the seller has specifically instructed otherwise in writing. So yes, even the uncomfortable conversations still have to happen.

And honestly? Sometimes submitting a lower offer is strategic. Markets shift. Properties sit longer than expected. Inspections uncover issues. Buyers test the waters. Negotiation is part of the process.

It’s also important to remember that “best offer” doesn’t always mean highest price. Financing terms, contingencies, flexibility, closing timelines, and overall deal strength can matter just as much depending on the seller’s situation.

A good agent’s job isn’t to magically control the outcome. It’s to advocate, communicate honestly, present opportunities, and negotiate the strongest deal possible for their client on either side of the transaction.

So yes… sometimes you still have to walk in and present your case to the board of directors. 🤝🐴

Indoor arena > kitchen reno

….at least according to horse people. 🙃

Inventory has increased, but pricing hasn’t softened the way many expected.
This isn’t quite a buyer’s market - it’s a more nuanced one.
But don’t let it discourage you if you’re looking for your new home! The right opportunities are there if you know where to look…
…and I can help 😉
