Happy to announce the successful closing of 151-03 94th Avenue in Jamaica, Queens.

We took on this assignment after the property had previously been marketed by another broker. The building’s layout was designed for a specific woodworking use, which significantly narrowed the buyer pool.

After 12 tours and six offers, we selected an investor who already had a tenant secured and recognized the property’s long-term upside following the recent Jamaica Neighborhood Plan rezoning.

Below is an overview of the Brooklyn industrial market in 1H26, along with a few key insights. This data excludes transactions under $1M and all self-storage deals.

▪ Total Dollar Volume: $184M —a 21% increase from 1H25

▪ Transactions: 40 deals over $1M, up from 35 in 1H25

▪ Average Price per SF: Warehouses traded at $459 per SF, in line with the same periods of 25 and 24.

▪ Average Deal Size: $4.5M, up slightly from $4.1M in 1H25

▪ Buyer Trends: 78% of transactions were user-buyers, with 50% of these being first-time buyers!

Don’t sell, ground lease!

It’s no secret that this administration and past administrations have been focused on building more housing. The best vehicle for that has been neighborhood rezonings — transforming manufacturing areas into residential. Look at Gowanus, Jamaica, and Atlantic Avenue.

In Williamsburg, Bushwick, and Gowanus, we’re seeing warehouses in certain pockets trade more like retail than traditional industrial.

Back in 2023, DJ Johnston, Bryan Kirk, and I sold 120 Evergreen Avenue in Bushwick for $3.25M. At the time, it was an old vacant warehouse. Today, it’s a stunning luxury spa Evergreen Spa

The trend feels obvious now, and pricing has adjusted accordingly. But in 2023, probably 90% of the buyers we spoke with couldn’t envision a destination retail concept working here. Most still viewed it as just another industrial building.

Credit to the owner and tenant for seeing what others didn’t.

The best real estate opportunities usually exist before the market reaches a consensus. By the time everyone agrees, the opportunity has often already been priced in.

This warehouse was what I like to call an “inbetweener.” The best outcomes for warehouse sellers usually come from two buyer pools — trendier users looking for locations that work for nightclubs, art galleries, or destination retail, or traditional warehouse users looking for highly functional buildings near major thoroughfares.

This property sat somewhere in the middle, functioning more like flex space. While it was located in East Williamsburg, it sat a few blocks away from the trendiest pocket. And while it was a corner property with a side yard and excellent access to major thoroughfares, its lower ceiling and lack of loading narrowed the pool of traditional warehouse buyers.

As always, the key is finding the right buyer! After multiple tours and 10 offers, we ended up selling to a local industrial owner, who paid a premium today, knowing where this pocket is headed over the next 10 years.
