The "Metaverse" if you have not heard is an evolution of our current internet also referred to as the "Web3". Facebook has ceremoniously rebranded itself now as Meta. Designed to reflect its focus beyond a social network platform, positioning themselves into the 3-dimensional virtual reality market spaces. And why is this important? Well, imagine virtual spaces being sold just as we do real estate....Yes! there is a market, a very hot market for buying virtual spaces on the new Web3 platform. We are officially moving into the Matrix!

Questions: Who are the power brokers selling this virtual real estate? what laws govern these transactions?

Transactions for properties in digital realms are jumping, guided by the same principle in the physical world: location, location, location.

Revitalization, Gentrification....is there a difference? One certainly displaces the native residents...Revitalization appreciates the color and culture that shaped most of our present day urban neighborhoods across the country...a win win for both native residents and the newcomers.

Developers are repurposing deteriorated structures in historically significant areas in an effort to incorporate spaces for the arts, affordable housing and small businesses under one roof.

Is it still a "Seller's Market"?

According to the new report published by "Redfin", (a full service real estate brokerage firm) within the last 4 weeks ending on September 5th; 50% of homes sold were over their asking price, down from 55% in July. For those homes in contract, only 47% of them sold in the same period. In 2020, we saw bidding wars escalating sale prices up to 150% over initial asking price! That phenomena has slowed down considerably in 2021 except for a few states like North Carolina, San Francisco, Arizona and Cincinnati Ohio! As we head into 1Qtr of 2022, these will be the areas that we will watch closely to determine if and when we cross over to a "buyer's market. The real estate market is tightening, but still always presents opportunity for both buyer and seller. Stay tuned.

How does these storms, big and slow moving through different parts of the U.S. affect real estate? As hurricane season rambo its way north -south and east, its hard for us as realtors to ignore the impact of climate change on every part of our lives especially real estate. Now it's more than just looking at tree lined streets neighborhoods or swank buildings for vertical living, but asking how is resilient is the infrastructure where you're living and where you plan to move to. Life has gotten way more complicated than shutdowns and pandemics, although those two ugly sisters should be enough!

Our "featured property" for today is located on a highly sought after landmark block in the Bedford-Stuyvesant (aka Bed-Stuy) neighborhood. Another notable house located on this very same Stuyvesant Heights block is that of "The Akwaaba Mansion", an opulently renovated mansion turned B&B. This beautiful blue lady featured is part of a historic district settled by dutch shopkeepers, merchants and some professionals as early as the late 1600's. Stuyvesant Heights has maintained its distinction as the top of Bedford Stuyvesant throughout these years. MacDonough Street in Brooklyn packs a lot of New York lore and history. It's a great time of the season to walk through these historical streets of Brooklyn, in particular, those of
Bedford Stuyvesant!

New York City and beyond the 5 boroughs real estate market is such a mixed bag. I say this because, last year in 2020, a grand exodus began from the city to the four corners of the country across all demographics. Fast forward to today, we can now examine as realtors, how long listings are lasting outside of New York City vs. those listings in the heart of the apple. Can you guess what the results are? Yup, listings are turning over (selling) much faster than last year here in NYC and much faster than those listings upstate and beyond!! So, though many things around us seems to be in flux, its good to know that at least for now, New York City is here to stay!
