Q1 results have been released and Long Island set many records for rising prices, strong demand, and limited supply. Average and median sales price rose sharply for the third straight quarter. The number of sales surged year over year at the highest rate in eleven years. Listing inventory fell sharply to the lowest level in nearly eighteen years of tracking. Single family median sales price set a new record for the fourth consecutive quarter.

Condo months of supply also showed the second fastest-paced market in twelve years. Luxury listing inventory fell by its steepest annual rate in eleven years to its second-lowest level on record.

Robust market conditions remained with high sales activity, prices, and limited supply in the North Fork. The number of sales jumped annually for the third straight quarter. Listing inventory fell to the lowest level in fifteen years of tracking. More than a third of all closings occurred above the last asking price. The number of sales above the $2 million threshold more than tripled.

We just released our March 2021 Signed Contracts Report.

In Manhattan, new signed contracts have steadily increased year over year since reaching prior-year levels in December. The gains were significantly larger this month since the year-ago results were at the beginning of the pandemic era.

How do you know when prices have hit rock bottom? Simple…..prices begin to rise. We’ve been seeing prices of coops and condos rising over the past few weeks and even deals coming in at or above ask.

Now comes word that rental prices are also rising and concessions are disappearing. If you’re waiting for the bottom.....

Queens is your best bet for a rent concession.
