The NJ house you love might not be the problem.

Your Staten Island house is.

And I don’t mean that in a harsh way.

I mean this:

You may be ready to buy.

You may be financially qualified.

You may have found the house that feels like the one.

But if your Staten Island home is not listed, not moving, or not under contract yet…

that New Jersey seller may not look at your offer the way you think they will.

Because in their eyes?

You still have a whole house to sell.

And if another buyer comes in cleaner, stronger, or further along…

they may choose that offer instead.

This is where people get frustrated.

They fall in love with the Jersey house first.

Then they realize their Staten Island sale was the part that needed the most strategy.

That’s why I’m so big on the order.

You need to know:

Your numbers.
Your timeline.
Your selling strategy.
Your buying position.
Your move-out plan.

Because selling in Staten Island and buying in New Jersey is not something you just casually wing.

The move can absolutely happen.

But it needs a plan.

The real horror story?

Selling your Staten Island home without a plan for where you’re going next.

Because when you’re selling in Staten Island and buying in New Jersey, the timelines do not always match.

Staten Island closings can move one way.

New Jersey contracts and inspections move another.
And if nobody is managing both sides of the move?

That’s where the stress starts.

This is why I don’t just list the house.

We talk timing.

We talk leverage.

We talk what happens after the offer is accepted.

We talk about where you’re going before the sign ever goes in the ground.

Because selling your house is one thing.

Selling it while trying to buy in another state?

That needs a strategy.

3 towns I would not ignore if you’re planning to leave Staten Island.

Here’s what happens to most people.

They look at the same two or three towns everyone always talks about…
then wonder why nothing feels right.

These three towns don’t always make the first list.
But they should 👇

→ Marlboro
The easy upgrade.
Bigger lots, newer developments, real backyards, real basements, real garages.
Route 9 and the Parkway right there for getting back to family.
This is the move that doesn’t feel like a leap. It just feels like more of what you already have.

→ Middletown
The access play.
Sea Streak ferry, train into the city, Parkway right there, multiple sections at different price points.
This is the town for the client who wants more space but still needs the city and family on the Island within reach.
People skip it because it’s spread out and they don’t know where to look… then they realize it gives you all of Monmouth without paying beach-town prices.

→ Colts Neck
The full pace change.
Land, estate lots, horse farms down Route 34, quiet roads, real privacy.
This is the town for the client who’s done with anything attached, anything close, anything where you hear the neighbor’s car start in the morning.

Three towns.
One county.
Three completely different reasons to look.

Here’s the part people get wrong.

The mistake isn’t picking the wrong town.
It’s only looking at the towns everyone already talks about.

The right move for you might be the one nobody mentioned yet.

That’s the whole reason I do this.
I don’t send you the popular answer.
I send you the one that fits your life.

If you’re planning to leave Staten Island and you don’t know which towns actually fit…

Saying the quiet part out loud.

Your house didn’t sit because of the market. It sat because of the prep that never happened.

A sign in the ground and a Zillow post is not a strategy.

You deserve to know what the process is actually supposed to look like before you list.

DM me SELL if you’re thinking about listing.

Here’s what nobody warns you about.

The move isn’t about square footage. It’s about how your everyday life starts to feel.

You get opinionated about bagels, pizza, and which town has the best downtown. Red Bank. Metuchen. Somerville.

Your whole schedule bends around the train.

You pick up a Saturday routine you never had time for. Coffee shop. Farmers market. Slow mornings.

Sneakers and throw-on clothes become the uniform. Life is just less rushed.

Your camera roll fills with backyards, parks, and sunsets.

You become the one hosting all summer. Pool. Patio. Fire pit.

And eventually you keep a towel in the trunk, because the shore stops feeling like a vacation.

That’s the part people underestimate. Environment changes you.

The move is real estate. The reason is lifestyle.

If you’re even thinking about it, let’s talk before you decide.
