Luxury Market Update
Twenty-one contracts were signed last week at $4 million and above, 7 more than the previous week. Condos outsold co-ops, 14-3, and 4 townhouses were in the mix.
You’d think that co-op apartments would be bigger sellers than townhouses in Manhattan. Afterall, there are thousands upon thousands more co-ops than townhouses. But get this: In the last 3 weeks, townhouses have outsold co-ops, 7-4.

Luxury Market Update
Fifteen contracts were signed last week at $4 million and above in Manhattan, two fewer than the previous week as Thanksgiving created a lull in the action. Thirteen condos and 2 townhouses went to contract, while co-ops were shut out of the mix. For perspective, the 10-year Thanksgiving week average is 16 signed contracts.

Twenty-four contracts were signed last week at $4 million and above in Manhattan, 10 more than the previous week, while volume more than doubled to $219,070,990.
Fueling the robust rebound were 7 properties that cracked $10 million, the largest number of trophy properties to sell since the week of May 9.

Luxury Market Update
30 contracts were signed last week at $4 million and above in Manhattan, the highest total since May 9, when 39 contracts were signed. The top 2 contracts were in buildings designed by Robert A.M. Stern—one on the Upper East Side and the other in the West Village on the Hudson River.
It was the second-straight week of robust sales, which totaled $211,246,989 and contributed to the continuing rebound from a 3-week slide in sales that started on September 19 and ended on October 9.

Luxury Market Update
Twelve contracts were signed last week in Manhattan at $4 million and above, two fewer than the previous week. It was yet another lackluster performance, the 3rd week in a row of declining sales. The usual suspects are to blame—rising interest rates and a chaotic stock market. And once again, a mid-week Jewish holiday slowed the action.

The William Starr Miller House is a mansion at 1048 Fifth Avenue. Miller hired the renowned New York-based, Beaux-Arts architectural firm Carrere and Hastings to design a six-story Louis XIII style townhouse for himself and his family. Facing 86th Street, the house sat on a rusticated base, the central three bays projecting from the bulk of the structure. A high slate mansard roof with tall stone-framed dormers sat behind a limestone balustrade.

William Starr Miller died in the mansion on September 14, 1935, followed by his wife nine years later. The house was opened in November 1944 for buyers to preview the art and furnishings as preparations were made to auction off the Miller estate. A month earlier the mansion had been sold to one of the most socially-prominent names in New York, Grace Vanderbilt, widow of Cornelius Vanderbilt III. She was accustomed to the much larger home she had at 640 Fifth Ave and referred to the Miller mansion as “the gardener’s cottage.” Cottage or not, Mrs. Vanderbilt made the house the center of lavish entertainments, charity events and glittering balls.

In the 1990s osmetics heir Ronald Lauder conceived of a museum to house his collection of German and Austrian modern art. He partnered with his friend, art dealer Serge Sabarsky whose collection was comparable. The two quietly purchased the Miller mansion in 1994 and initiated a four-year renovation and restoration of the structure.

Architect Annabelle Selldorf was given the task of sensitively bringing the mansion back to life and creating an art museum. Today the Neue Galerie is home to paintings by such artists Gustav Klimt, Egon Schiele, Paul Klee. The exquisite home remains remarkably intact, an elegant survivor of Upper Fifth Avenue's golden age.
