They wouldn’t sell until their tenants were taken care of. The cash buyers said it couldn’t be financed. It sold for $207,500 more than their highest offer.

192 Hale Ave, Cypress Hills. 2 families upstairs, 18+ years in the same home, rents well under market. Through COVID and more, those tenants took care of the owners. So the owners made one rule: no sale unless the tenants were in a good place.

Here’s what the cash buyers said:

Before we listed: $800,000–$920,000 from investors
On the market: $930,000, the highest offer from corporate investors.

They said no lender would touch it. Tenants staying, rents under market, things of that nature. A financed buyer, a local owner, bought it anyway. The tenants stayed, and everyone was treated with respect.

Highlights from the Neir’s Tavern Block Party! We could only stay for about an hour the first time, then came back for dinner. Great place, great environment. Thank you Neir’s Tavern and Loycent Gordon for putting this on!

If you haven’t been to Neir’s, it’s one of those hidden gems you find in New York City. Goodfellas fans, part of the Martin Scorsese classic with Robert De Niro, Joe Pesci and Ray Liotta (RIP, Ray) was filmed right there.

And the fries… I heard someone else say it and they were right. Crispy and really good. The food in general is great. I had the Goodfellas Burger, no pictures because I ate it too fast. 😂

The family had a blast: bounce houses, arts and crafts, and our girls even helped with the raffle on stage. Thank you to everyone in the community who came out and participated. Local community is the best.

Shout out to Senator Joseph Addabbo Jr. for recognizing Neir’s and Loycent.

Our little young ladies were asked to go up in front of a couple of hundred people at the Block Party to help out with the raffle.

Without any fear or hesitation, they ran up there to be on stage.

Mommy and Daddy are so proud of you. You both have so much courage and confidence — you amaze Mommy and Daddy every day.

Great job by Neir’s Tavern — a great event, tons of fun, and great for our little community.
