NY Knicks No Team Better.

Shout out to the Knicks Organization- they made the tough decision to Replace Thibs with Mike Brown.

I won’t lie I wasn’t sure Brown (I was wrong Salute MB)was the guy but massive shout out to Dolan for listening to the players and getting rid of Thibs.

I said it back then this will be the best advertisement for the Knicks as an organization- they were successful at that point (Eastern conference finalist) and they made the call to fire Thibs based off what the players said.

Part 4 of 4: It’s PENDING. 🏡

Here’s how it finally happened — one morning, out on a run through the neighborhood, I spotted it: 82-04 91st Ave. It had the parking. It had the driveway. Everything S and P had been searching for.

And here’s the thing — even after every loss, we never stopped looking. Not once. That’s what made the difference. Two weeks of paperwork later… we were under contract. After months of searching and houses that got away, S and P never quit. So close now. 🙌

Part 3 of 4: This is the part I’m most proud of. 🏡

At this point I was trying everything — I even built ads just for S and P and ran them across every platform to find their home. Then came 76th Street. We had it… and lost it. The seller decided to go with a friend. Just like that, gone.

But here’s what made S and P different: they never gave up, and they never let themselves get attached to the outcome. No getting down, no dwelling — just “it is what it is, let’s keep looking.” Motivated, but detached. They wanted a home badly, but never owned it in their hearts until it was actually theirs. That mindset is exactly what carried them through.

I showed a home to another agent’s buyers today. He couldn’t make it, so I stepped in and did the showing for him.

I’d do this kind of thing for my mother, so I do it for everyone. That’s how she raised me.

And here’s something a lot of buyers don’t know: this house has an accepted offer, but it remains AVAILABLE until the very second the seller signs the contract of sale. An accepted offer is not a done deal in New York.

Great time yesterday at El Bochito on Fulton St off of Highland in Cypress Hills. Fantastic atmosphere- outdoor seating and awesome Lucho Libre stuff everywhere. The girls were happy to take a pick with KAT. Star of the show for me was the Michelada…

Part 2 of 4: Game on — but the market had other plans. 🏡

By now we were officially on the hunt, and the real problem was inventory — there was barely anything coming on the market. We looked at a for-sale-by-owner on 91-46 97th St… tons of parking, but the bedrooms just weren’t big enough. So close, not the one.

Then came 104th St. They opened at $775K — already $25K over ask. I recommended going in at $800K, but S and P felt comfortable at $775K, and I always let my buyers drive. We tried to bump up to $825K… but by then it was too late. The owner had moved on, and there was nothing we could do.

Another one gone. But S and P never quit. Part 3 coming.

This house is pending 🏡 — but the road here was anything but easy. Part 1 of 4: the ones that got away.

Before we even officially teamed up, my buyers — I’ll call them S and P — had their eye on 80-11 88th Ave. They were on a cruise… came back, and it was gone. Sold over ask at $779K. Then 85-19 89th Ave, a corner-lot two-family with parking — lasted a week. I even built ads just for them and ran them across every platform to find the one. Two homes gone before day one… and they never flinched. Part 2 drops Sunday. 👀

P art 4 — we’re getting to the contract. Almost. 📝

If everything goes right, you’re looking at a fully executed contract — and then you charge straight into the mortgage process. Appraisal, final approval, all of it. That part moves fast and I’ve got a great team for it.

But here’s the reality check that nobody says out loud: in a seller’s market, the seller is in the driver’s seat. Full stop. You could be putting 50% down. You could be an all-cash buyer. It does not matter. The seller has the asset. You don’t. And until they know where they’re going next, they’re not saying yes to anyone — no matter how strong your offer looks on paper.

That’s why everything we covered in Parts 1, 2, and 3 — the post possession terms, the deposit, the attorney process — all of it exists to make the seller feel confident enough to actually move. You’re not just making a strong offer. You’re giving them a reason to say yes.
