Trying to find a rental apartment this summer in NYC? My advice- consider a purchase instead. The median cost of rent in Manhattan is at $5,000 per month- and the competitive summer season is driving that number even higher.
Many people don’t consider purchasing because they think it is out of reach, but it may be more possible than you think. Oftentimes, monthly costs of mortgage + maintenance are less than what you’d be paying if you were to rent a similar apartment.

Before you start scrolling through Streeteasy…. here are some things to consider.

1. What you see online is only a fraction of the inventory available. Working with the right buyer’s agent connects you to an entire network of properties that never even hit the public market.

2. Monthly costs are just as important to consider as purchase price, even for a cash purchase. Maintenance, common charges, and taxes can make a big difference in what your monthly payments look like.

3. Never trust the photos!! Some apartments photograph well, but aren’t as good in person. On the flip side, pictures can look terrible but the unit itself may be gorgeous.

4. Location is one of the single most important factors to consider- you can change a kitchen but you can’t change what’s outside your building doors.

5. Understand the nuances of condos vs co-ops. Co-ops make up a large portion of the inventory available, and understanding how they operate will be a huge advantage during your search. Building policies matter!
