Is your lease coming up for renewal soon? Are you looking to move? Now is the time to plan and be prepared so you can move as soon as you find the right apartment.How do you prepare? Here's how, and this is especially for first time renters and people who have not moved in the last 5-10 years. Is your combined income 40xrent. If not, do you have a guarantor with income/assets 80xrent? Otherwise, you can start checking companies that provide guarantor services in NY. Have you been in your job longer than a year? Is your credit score 680 or more? Do you have rent receipts or rent ledger for the last 3 months along with pay stubs for that same period? 3 months of latest Bank Statements also required. There are slight variations in requirements from Management companies. In addition, be sure you already have saved the standard 3 months rental for moving in. This includes your Brokers fee unless otherwise stated. Finally, know what you are looking for in an apartment and let your Agent know all the information in advance so that no one is wasting their time...neither you nor the Agent....and please if you have a pet, please mention that information early with details like breed, weight, etc. Being prepared will make your search so much easier. Remember also, if you can't make an appointment, please give adequate notice and state your availability for rescheduling the appointment.
