That doesn't mean they're chasing.⁠

We recently sold a property that had struggled to sell for years. We priced it slightly below market value, expecting strong competition. Instead, we saw steady interest, a few accepted offers that fell apart during contract negotiations, and ultimately a sale slightly below asking.⁠

That transaction perfectly captured today's NYC market.⁠

After a prolonged downturn, more buyers are beginning to believe this may be a good time to buy. High rents and the return to office are pushing many people back toward homeownership.⁠

But buyers remain fragile. Any sign of economic or political uncertainty and they quickly retreat.⁠

One thing we’re seeing more and more in NYC right now:

Buyers are selective again.

A few years ago, homes could get away with cold grey finishes and generic staging. Today, buyers are much more emotional and detail-oriented in how they evaluate value.

And when a home feels dated, buyers often negotiate harder instead of simply walking away.

That’s why staging today is less about “decorating” and more about positioning the property strategically for the current market.

Small cosmetic changes can sometimes make a very meaningful difference in buyer perception and pricing power.
