On My Block

One of the many things I love about Manhattan is the availability of pretty much anything you could ever want at any time of day! Many people have so many options that they don’t have to leave their block. With delivery options, some don’t have to leave their apartments!

London Terrace Towers, where I live, is 19 stories tall and takes up an entire city block in West Chelsea. When it was built in 1930, it was the largest apartment building in the world. Despite its mammoth size, the ornate brick work, surrounding gardens, multiple entrances and Tuscan inspired design miraculously work together to create its own, unique charm.

When you walk along the south side of my block along 23rd St., the sidewalk is 20’ wide and spotted with tree and flower beds on the street side and flowering plants and shrubbery against the building. For me, it’s a quintessential NYC experience to be walking down this block amongst all of the greenery while looking across the street at the stately townhouses which were known as ā€˜Millionaire’s Row’ when they were built. No matter what mood I’m in or how deep in thought, I’m always struck by this block’s beauty.

24th St. is a narrower and quieter street on the north side of my block with more modest townhouses across the street. The trees on either side of the street have formed a canopy over it creating its own, quiet calm (relatively speaking!).

The busier east and west sides of my block on 9th and 10th Avenues are where most of the commercial shops are located. This is what I mean when I say you don’t have to leave your block to live a full life in Manhattan. There’s a post office, two banks, barber shop, wine bar, restaurant, coffee shop, deli, grocery store, wine and spirits shop, dress store and two dry cleaners!

Most New Yorkers are familiar and in love with the High Line. Over a year ago I read that it is now the third most visited attraction in Manhattan. I believe it!
The High Line is 1.4 miles in length, running from 34th St. to just south of 14th St., the midpoint being roughly 23rd St. where you can access it by a staircase or elevator.
The northern part of the High Line wraps around Hudson Yards, the largest redevelopment project in the United States. That’s another blog! The southern part drops you at the newly completed Whitney Museum in the Meatpacking District.
The uniqueness of the High Line has brought world class architects to design residential condominium projects that line it. One currently under construction is Zaha Hadid’s project at 520 W. 28th St. This project is noted, in part, for its extraordinary package of amenities which include a salt water lap pool, spa, fitness center, concierge, lobby attendants, private dining room, private safe vaults, robotic parking spaces and green wall. Another is Thomas Juul-Hansen’s project at 505 W. 19th St., currently the only project that has buildings on either side of the High Line connected underneath by its lobby and private art viewing hallways. The current art installations, one of which is a brightly adorned motorcycle and the other involving electronic light projection, frequently confuse passers-by into thinking it’s a gallery! The third is Cary Tamarkin’s 508 W. 24th St. project. Tamarkin’s project was built to honor the industrial buildings throughout Chelsea and is built of concrete with walls of metal framed windows. The project has an analog clock facing the High Line so that there is a connection with the building and the people walking by.

Before it gets too warm, you would be doing yourself a favor to take a walk down the Hudson River. My favorite time of day for this is as early in the morning as possible, before it gets too crowded. That said, anytime is worthwhile and a wonderful retreat from the ā€˜concrete jungle’!

The Hudson River Parkway runs for miles up and down the west side of Manhattan. Whether biking or walking, the paths will take you by piers (some restored, some not), restaurants, greenbelts, parks, picnic tables, museums, bridges, an amazing array of recreational facilities and at any given point, offer beautiful views across the river to New Jersey.

Much of the parkway has been restored. What I find interesting are the parts that are getting restored and/or redeveloped, particularly the piers. There is work in progress in varying stages on many, particularly in the Chelsea and West Village areas. One will be a ā€˜foodie heaven’ with specialty food shops and eateries. One is historic for its part in a major nautical disaster (a teaser for another blog!). One is having its development debated as of this writing and its restoration/redevelopment may be tied into an entire city block across the street being redeveloped (another teaser!).

In my opinion, real estate investment in these areas that are rich in recreational and entertainment opportunities is as sure a bet as any. Please don’t hesitate to contact me for further discussion.
