Greater Palm Springs Real Estate Market Report - August 2026
Every month, the numbers tell a story about our desert communities - and this one points to a market with tighter inventory and homes moving a bit quicker than a year ago.
Here’s where things stand across the Coachella Valley:
Prices: The median home price ended August at $635,000, down 1.9% from last year. Attached homes came in at $430,000, down 2.8%. Indian Wells continues to lead in appreciation, while Palm Springs saw the steepest declines.
Inventory: Total Valley inventory stood at 2,441 units, a 12.7% drop year-over-year. The months of sales ratio was 3.9 months - still comfortably within balanced-market territory (under 6.0 months is the benchmark).
Days on Market: The median time to sell was 55 days, five days faster than last year. Coachella led the way at just 25 days, while Indian Wells took the longest at 73 days.
