Average sales price decreased to $1,047,166 from $1,275,600
Median sales price decreased to $705,000 from $840,000
Discount from Original Asking Price remained the same at 10.4%
Discount from Last Asking Price increased to 5.9% from 4.2%
Initial Index offer decreased to 5.22% from 6.05%
Transactions over $1,000,000 decreased to 33% from 40%
Transactions under $1,000,000 increased to 67% from 60%
Median number of days on market to C/S, from last ask price increased to 84 from 71 days
78% of Coop Sales are financed of which 92% are contingent on financing
5% of buyers are international
24% of Coops sold at ask & above the asking price.

Average sales price decreased to $2,949,118 from $3,213,166
Median sales price increased to $2,187,500 from $1,800,000
Discount from Original Asking Price decreased to 8.7% from 11.0%
Discount from Last Asking Price increased to 6.9% from 6.0%
Initial Index offer increased to 10.00% from 5.88%
Transactions over $1,000,000 decreased to 75% from 78%
Transactions under $1,000,000 increased to 25% from 22%
Median number of days on market to C/S, from last ask price decreased to 58 from 67 days
41% of Condo Sales are financed of which 68% are contingent on financing
50% of Condo Sales are New Developments
29% of buyers are international
14% of Condos sold at ask & above the asking price.
Number of Active listings for Coops and Condos on the market decreased by 4.6%.
Overall, there was a 75% decrease in the number of transactions in a year over year comparison. Sales volume is down 80% compared to last year. The discount increased by "only" 6%. 92% of deals are contingent on financing. New Developments offer the biggest discounts. 50% of the contracts signed in April 2020 were in New Developments. The highest number of deals signed were for properties priced lower than $2M. This is the segment of the market that is most active.
