Real estate in this country rewards patience more than almost any other asset class. Not because it is always going up. Because it forces you to stay. You cannot panic sell your house at 2am on your phone the way you can with a stock. That behavioral guardrail is worth more than most people give it credit for. The average stock market investor earns 3 to 4 percent a year because of emotion. The house does not give you that option.

Nobody who bought a house 10 years ago is complaining today.
Think about that.
Rates were higher. The market was uncertain. People said wait. Some waited. Some bought.
The ones who bought are sitting on equity. The ones who waited are still paying someone else's mortgage.
Real estate is the only investment that gives you a place to live while it makes you money. The stock market can go to zero. Your house still stands.
Food. Water. Air. Shelter. Those are the things humans need. Shelter costs money. And the cost of shelter has gone up every single decade since this country existed.
You're not gambling on rates. You're investing in the one thing that's never permanently gone down.
Pros and cons. Make the list. Be honest with yourself. Then decide.
