In many metro areas, more than half of homes sold in the last 30 days closed below their original list price.

Noble: 71%
Piedmont: 62%
Yukon: 59%
Norman: 58%
OKC: 58%

OKC real estate market is changing.
Showings per listing are flat or down in many areas, but contracts are still up in cities like Mustang, Choctaw, Moore, Edmond, Norman, and Yukon.
What does that mean?
Buyers are more selective now. They may look at fewer homes, but serious buyers are still writing offers when the right home comes up.
Priced right + shows well = still moves fast.

Norman +52%
Moore +45%
But overall concessions are still relatively low at around 1%–1.5% of sales price.
