But yet I feel like you can👀

Back in December, I showed the sweetest couple a home. One showing in and it was already a “write the offer in the front yard” kind of situation. They loved it, and I went straight to my laptop and got to work.

The seller knew more offers were coming, and when you’re representing buyers who are emotionally connected to a home, every dollar matters. We negotiated for FIVE days and i’m talking down to a penny.

No games & no pressure. Just strategy, patience, and knowing when to push and when to hold steady & after 5 days of back and forth we went under contract. 🏡

That’s why having the right agent matters. Every seller has different motivation, and not every negotiation is about getting a “deal” sometimes it’s about getting THE house while protecting your clients.

One thing I will NEVER recommend skipping? A home inspection.

My inspection “horror story” happened with a client buying a beautiful home in Evans great location, great price, gorgeous house. My buyer really didn’t want to spend the money on an inspection, but thankfully decided to move forward with one anyway.

During the inspection, we got into the attic and discovered MULTIPLE extension cords running various lights throughout the home. And yes… somehow it was functioning.

Thankfully, because we had a sufficient due diligence period and a good inspection, my buyers were able to terminate the contract after the seller responded with: “It hasn’t caught on fire yet.”

Moral of the story: don’t ever skip a home inspection. That upfront cost can save you THOUSANDS, protect your safety, and keep you from inheriting someone else’s problems🏡

First-time homebuyers turned into homeowners!

God truly showed up, from start to finish, His hand was in every single detail. The timing, the challenges that turned into blessings, the doors that opened right when we needed them to.

Y’all kept your faith, trusted the process, and stayed patient even when things didn’t always make sense, and that right there is what makes this moment so special.

I’m so incredibly proud of you both and so grateful I got to be part of something bigger than just a transaction. This is answered prayers, new beginnings, and a whole lot of memories waiting to be made.
