Confession: I never came up through the sales playbook. No scripts, no closing lines, no polished pitch I run on repeat — honestly, I couldn't pull off the canned version if I tried. I'm a from-scratch agent. I'm wired to notice the details: which canals actually reach the river, what a 14-foot bridge does to your boat plans, the small things that are easy to skim past. I read the survey. I ask the question nobody thought to ask. There are so many great agents in this town — a lot of them are my friends. Saw a viral recipe. Made the viral recipe. Learned some things. Ground chicken seasoned with pickle brine for zip, then flattened into a giant breaded cutlet and oven fried into sandwiches. Sounds straightforward, right? Here's what the algorithm did not mention: raw ground chicken on parchment paper has opinions about being flattened. Strong ones. Eventually — patted into submission, panko applied — it went in the oven and came out... actually great? Buttered roll. Pickle coins on top. Genuinely solid sandwich situation. Random thought over coffee ☕ — I have yet another system being built out right now and it hit me: if I'd had Claude Cowork as a teenager, I genuinely can't imagine where I'd be today. Probably running three companies and still finding time to be chaotic about it.

For anyone with a busy brain — more ideas than hours in the day — this is the thing. You take an idea (or five, because of course it's five) and actually turn it into something real. Not someday. Now.

I currently have two computers running simultaneously. I'm only sitting at one of them. 👀

And we're not over here churning out flyers, friends. We're building systems, strategy, and a business that works as hard as I do — which, ask Lucy the dog, is saying something.

A sale that "closes smoothly" almost never happens by accident. Behind a clean closing is pricing that's actually defensible, marketing that reaches the right buyers, and a hundred small details tracked so none of them turn into a 9pm phone call.

On the listing side, the work I'm proudest of is the work you don't see — the issue spotted three weeks early, the document chased before anyone's waiting on it, the question answered before it becomes a worry. Your sharpest buyers are watching the day you list. Price above market and they wait. The home sits. The price drops. By the time it's "right," the listing already looks like something's wrong with it.

Homes that sell quickly tend to sell closest to ask. The ones that linger negotiate down — twice.

Every waterfront buyer has some version of this conversation with me. And honestly? I'd rather have it before you fall in love with the dock than after.

"Gulf access" can mean a 15-minute cruise or a boat you'll never get under the bridge. The listing won't tell you which. I will.

Bring me the boat you actually want to keep — then we'll find the canal that fits it. Not the other way around.
