Today we visited Palo Duro Canyon, breathtaking, then Bill’s Auto Museum, antique shop, home town bar, the halfway point of the trip, the Worlds largest Flip Flop and finally we are in New Mexico staying at the Safari Motel in Tucumcari, NM and we are now 2 hours ahead of the east coast!

Florida Real Estate Just Shifted in Your Favor

Big changes are here for Southwest Florida homeowners, buyers, and sellers, and most of it is good news.

Citizens Property Insurance rates dropped as of July 1, multiperil policies down about 8.8% and wind only down about 5.5%. New policies get the lower rate right away, and existing ones see it at renewal.

A new state law also limits how fast your city or county can raise property taxes, so watch for the effect on your August TRIM notice.

The biggest one is still ahead of us. On November 3, Florida voters decide on a homestead exemption expansion that could grow from $50,000 to $150,000 in 2027 and $250,000 in 2028. If you're planning a move to Florida, mark December 31, 2026 on your calendar. That's the deadline to establish residency and avoid a five year wait for the full benefit.

There's more too: over $285 million in homebuyer assistance funding is available now, property fraud and squatting are now felonies under new state law, and the Live Local Act was expanded again to bring more housing supply to the market.

Locally, inventory in Cape Coral and Fort Myers is up 38% year over year and mortgage rates have eased to around 5.78%, so buyers have real negotiating power right now.
