Selling your home while you're living in it, can be challenging. Here in CT, if the house is appropriately prepared and priced, it's typical to hit the market on Thursday and be under contract by the following Tuesday afternoon. The occupants go away for a lovely weekend while their house is shown, and pack when they get back. However, when that's not the case (it's a larger home, maybe it has deferred maintenance, or the pricing missed the mark) you and your listing agent need to be on the same page. Clarity is the key to keeping confident and calm throughout the process. Be prepared for when showings extend into week 2 or 3; get clear on expectations for showings, what's the favorite communication channel, and what pricing or home improvements you might want to make? Pricing your home when it first comes on market is EVERYTHING. Buyers can often see the ENTIRE history of the property. You "play" Zillow. That history affects your level of engagement, right? The machines can crunch the numbers, but they don't intimately know your home or the micro market you're in, or how a buyer or seller is likely to react to a "fair offer" Zestimate. Preparing the house to sell is where many sellers get overwhelmed and decide to stay put instead of moving on/out. Focus on the things that will help the house sell faster and for more money. If you have deferred maintenance, a pre-sale inspection helps you know the health and safety issues to fix or deduct from an optimal sale price. Then there's the STUFF. This is an emotional time, and you shouldn't have to go through it alone. If you can't decide what's a treasure or trash, hire a decluttering /moving company (like Amston Home Transition Solutions ), or call on friends who love to organize. Finally, work on the easy and cost-effective cosmetics - deep cleaning, paint, curb appeal, doors, door mats. (Yes, first impressions really count!)
