WE CONTINUE TO HAVE A STONG MARKET IN CONNECTICUT
Generally, the Northeast continues to stand apart from much of the country. While inventory growth has slowed in parts of the South and West, new listings in the Northeast surged 8.6% year-over-year, the strongest increase of any region. We have more homes coming to market and demand remains strong. In fact, 15 of the nation's 20 hottest housing markets are now located in the Northeast.
CONNECTICUT remains one of the strongest-performing states in the country. 5 Connecticut markets ranked among the nation's hottest housing markets and Hartford is #1. Driven by limited inventory, steady demand, and continued interest, buyers are seeking alternatives to higher-priced metropolitan areas such as New York City and Boston. While more listings are helping create opportunities for buyers, competition remains intense for well-priced homes.
While mortgage rates and inflation will remain important factors to watch, a stable job market continues to support housing demand. For buyers, the gradual increase in inventory is creating more choices than we've seen in recent years. For sellers, strong demand and limited supply—particularly across Connecticut and the broader Northeast—continue to provide favorable conditions when homes are priced appropriately. In a market that is becoming more balanced, preparation, realistic pricing, and local expertise remain the keys to success.

BUYERS SHRUG OFF LATEST (MORTGAGE) RATE INCREASE

The 30-year fixed-rate mortgage edged up slightly to a 6.52% average this week, from 6.48% last week, Freddie Mac reports. Rates remain well below the 6.84% average a year ago. "Stronger employment momentum has helped existing home sales reach a five-month high," says Sam Khater, Freddie Mac's chief economist. "Importantly, we're seeing home buyers look past the short-term rate fluctuations and actively enter the market, signaling renewed confidence in homeownership opportunities."

People who sell or buy homes or condos always consider their pets.
I remember babysitting a parrot who was nervous around strangers, during a home inspection. She was comforted by someone she had met (me) during the entire time.

Thursday's situation started at a busy intersection and ended with the kitten fleeing into a parked car's engine compartment.

Both sellers & buyers may have noticed home values increasing. This is interesting because in some areas, it really IS less expensive to buy than to rent. Every area in CT is different however.

The other factor I have noticed is that Town & City budgets are being drafted and the budget increases are attributed to increased home prices. This is an odd explanation for an increase and it assumes that homeowners are naive. Although homes may have sold for more, the current economy has for some time been challenging for MANY homeowners. Not everyone is selling and day-to-day expenses have created a financial hardship for a growing number of people for the very first time in their lives. I am seeing posts on Town websites with people rejecting budget increases.
