Thinking about buying your next home and keeping your existing home as a rental?
Fannie Mae just made that path simpler for many move-up buyers.
You no longer have to already have a tenant and a signed lease on your current home to use projected rent when qualifying for the new one. Under the September 2026 update, lenders can use supported market rent (appraisal, Form 1007, or market comps) instead of a lease.
How it typically works:
• 75% of the documented market rent
• minus the full payment on the home you’re leaving
• a positive result can offset that old payment
• it does not automatically add extra qualifying income
Some lenders are already using the new rule. It becomes mandatory for applications dated November 1, 2026 and later.
Every file is different — credit, reserves, DTI, and lender overlays still matter. If you’re planning to keep your current home and buy in the Grand Strand, let’s run the numbers with a lender who is already implementing this.
