California: Prop 37 $25B Down Payment Loans | Marc's Real Estate Update
California’s proposed Prop 37 is set to make headlines—and potentially open new doors for aspiring homeowners. The ballot measure would create a $25 billion, bond-backed loan program designed to help residents cover up to roughly 17% of a new home’s down payment. With buyers expected to contribute about 3% themselves and a primary mortgage covering the remaining 80%, the barrier to entry could be significantly lowered. For context, purchasing an average home in Sacramento County might mean a buyer only needs around $16,000 saved, while a San Francisco home would require about $42,000 upfront. Notably, this measure focuses exclusively on new homes from qualifying builders, aiming to support renters transitioning to ownership and expand middle-class housing options across California. No formal opposition has been filed in the voter guide, though some concerns have been raised about borrower challenges and certain building requirements. With more than three decades guiding clients through California’s shifting real estate landscape, I see firsthand how creative solutions like this can reshape opportunities and spark important conversations about affordability and access in our communities.

Cities with the fastest-growing home prices in the Los Angeles metro area
Even as higher mortgage rates have tempered the pace of growth, home prices across the Los Angeles metro area are still reaching new heights. Newport Beach stands out at $3.72M with a robust 10.8% increase over the past year, while Hidden Hills leads in price, climbing to $5.31M—a 6.8% annual rise. Having guided clients through every kind of market over the past 35 years, I recognize how shifts like these shape both buying and selling strategies. It’s this nuanced understanding—paired with a commitment to clear communication and modern marketing—that helps my clients make informed decisions in dynamic neighborhoods like these.

LA County Prices Hold Near $900K | Marc's Real Estate Update
As we move through early Q3, LA County’s housing market remains at a pivotal point. The median price for existing single-family homes stands at $888,100—just under the $900K milestone and reflecting a 2.6% dip from last year’s $911,400 figure. This price holding pattern, coupled with mortgage rates staying in the upper-6% range and briefly reaching a 12-month high, has continued to put pressure on affordability and buyer purchasing power. It’s no surprise that sales activity has cooled as well, with existing home sales slipping 0.9% year-over-year.

Having navigated every kind of market over 35 years, I’ve seen how these cycles shape buyer and seller behavior. Current conditions—high monthly payments and limited affordability—have constrained the pace of recovery, but expanding inventory and the potential for rates to ease from their peak may open new opportunities for those looking to make a move this season. Strategic preparation and market insight will be key to navigating what’s next in LA County real estate.

Los Angeles Can Build Homes Without Losing Its Greenest Safety Net
Balancing growth with green space is a conversation that’s never far from the heart of Los Angeles real estate. The recent proposal to build 398 housing units on a private golf course brings important questions to the forefront—how do we address our city’s pressing need for housing, while also safeguarding vital green space and ensuring fire safety, emergency access, and infrastructure are not compromised? With more than three decades of experience guiding clients across all types of market conditions, I’ve seen firsthand how these competing priorities play out in neighborhoods across LA. The challenge is real: we must find ways to introduce new homes without eroding the benefits that green spaces provide, from water efficiency to community well-being. As the market continues to evolve, thoughtful, informed decisions will be crucial for both residents and the future of our city.
