I'm showing a home today with a substantial solar panel system, and it got me thinking about how many buyers don't know what questions to ask when considering a home with solar.

Solar can be a great feature, but before writing an offer, make sure you understand exactly what you're getting.

A few of the biggest questions I recommend asking:

☀️ Are the panels owned, financed, or leased?

🏠 How old is the roof underneath them?

📄 Are the roof and solar warranties transferable?

⚡ What have the actual utility savings been?

🔧 What future maintenance or replacement costs could be expected?

The home I'm showing today is over 3,300 square feet above grade with nearly 4,700 finished square feet including the walkout basement. In May alone, the solar system produced approximately 1,800 kWh of electricity while the home used about 1,100 kWh, generating enough excess power to send over 700 kWh back to the grid. The electric bill for that period was only $2.10.

Many buyers see lower electric bills and stop there, but it's important to understand the full picture. A little due diligence today can help avoid expensive surprises down the road.

This 1-bedroom condo in the Olde Orchard community is officially sold!

Condos like this can be a bit more nuanced, smaller buyer pool, HOA considerations, and buyers being very payment-sensitive; but with the right pricing strategy, strong exposure, and consistent follow-up, we were able to generate solid activity and get it across the finish line.

That’s how much DTE has been approved to raise rates over the last three years alone. Not requested — approved.

The Michigan Public Service Commission just greenlit another $242.4 million increase, effective March 5th. That’s on top of $217 million last year and $368 million the year before.

Here’s the part that bothers me.

Energy bills in Southeast Michigan are up 15.5% over that same three-year stretch.

Wage growth? 11.9%.

Our electricity is getting more expensive faster than we’re making more money. That math doesn’t work for anyone.

The average residential customer is looking at $16.05/month on their bill. Doesn’t sound like a lot until you stack it on top of the last three years of increases. It adds up. Fast.

DTE says the money goes toward grid upgrades and tree trimming — and to be fair, reliability did improve significantly last year. Outage times dropped 60% in 2025.

But Attorney General Nessel called it a “never-ending cycle of rate hikes” and pushed for a 75% cut to what DTE originally asked for (they wanted $574 million).

2.3 million customers in Southeast Michigan are affected. That’s basically all of us.

If you’re buying a home right now, this is one more thing to factor into your monthly budget. And if you’re selling, your buyer is factoring it into theirs.
