Little bit of a long post. REALTORS are always searching for new business. Working with past clients, first-time buyers, people downsizing, and all types of referrals.

Last year, I was approached by one of our retired agents to see if I could help her church out. Their need was to sell a house adjacent to the church, and hopefully in a short time. The church has a few inquiries about the house & parcel. Sounds easy, right?

First: the sewer line from the house was tied into the sewer line from the church. This would need to be dug up, disconnected and a new line run to the Plymouth Township sewer tap across the road.

Second: the house, which hadn't been occupied in many years had major issues.

Third: In order to sell the house & property, the Township required a new survey and a paid invoice that the sewer work was competed and passed inspections. The previous survey needed to be updated as the land to be split didn't match up with what was proposed.

The buyer is a local resident who lives near the church and offered to pay cash & cover all expenses of the sewer work. After backing out the cost of nearly $50,000 for the sewer work, we were able to hit the target that the church had hoped to attain.

Last quirk: The Sellers required 3 signatories per their by-laws. For closing, one was out of the country and would have to sign with a remote notary.

The old African proverb that starts with "It takes a Village..." comes to mind when working to pull this all together. There are a few Villagers I'd like to acknowledge:

1. My primary contact at the church was the church secretary. She is an amazing person .

2. The Pastor at the church as we focused on what we could accomplish together.

3. The Buyer who started work a couple of months prior to closing.

4. And lastly, Marx Elias and his team at First American Title. Flawlessly working through all of the details and successfully closing last Friday.

"We choose to go to the Moon in this decade and do the other things, not because they are easy, but because they are hard...". President John F. Kennedy made that proclamation in 1962 during a speech at Rice University.

Some times residential real estate is easy. However, many times it's not. Thursday, I had two closings. One with a young couple starting their life together and purchasing a great home in South Lyon. I actually started searching for houses for the young man long before their engagement about 4 years ago. At that point, there was no interest in paying above asking price for a house. We finally won out by beating our 3 other offers, had the ability to close quickly, and went well above asking price. The house appraised at the elevated sale price which now is built into the mortgage payment and keeps the cash in pocket to use for future improvements.

The second closing unfortunately went to the other end of the spectrum. The Sellers together own 9 investment homes. They started divorce proceedings well over a year ago. Attorneys, mediation, and a lot of frustration.

If it was easy, everyone would be in the business. In the 30+ years that I've been in the ring, I've learned a many key skills.

While I wish every deal was easy, the reality is it's not. The difficult ones, or the ones that take a long time are very rewarding as the original mission was accomplished.

Thanks to both my buyers in scenario #1 and to my sellers in scenario #2.
