Story time!
This is the 3rd time I'm selling this particular house in garden city! 7 years years ago it was for a newly couple who was just starting out. Five years later, they upgraded to a livonia colonial with a toddler and a baby on the way and sold it to her sister.
Last November the sister reached out to me after she decided to sell it and move into a family home. Although it was not a easy transaction, it was by far one of my favorites.
We went through three offers to get to the one that was just right.
1st deal was beautiful out of the gate. Multiple offers situation 18k over asking price, appraisal guarantee..etc. beat out two other offers, all to ask for fifteen grand in roof repairs🤔 my client quickly declined and a release was signed.
2nd deal similar situation beautiful offer, ten grand over asking, only to request 10k being escrowed for quotes/estimates for structural garage problems and electrical work. An agreement could not be met to and we moved on, an additional release was signed.
Because I knew the value of the house. We trusted the process and decided to put it back on the market again to get the price she wanted. In each of deals the co agents tried to bully me in taking reductions telling me that any inspector would find the same "problems".
So far, 2 different inspectors and two different areas of concern.
Deal #3 came along. This time our highest offer was a VA loan. Private inspection went well, no requests were made, VA appraiser went through no repairs or request asked. The loan closed in under thirty days. BOOM🙌
