Stop planning your year-end purchase around the closing date. That is the wrong deadline.

What controls your tax year is the placed-in-service date, meaning the property is ready and available to rent. A house that closes December 20 and goes live in February belongs to next year’s return.

Back it up. Six to eight weeks to furnish and list, thirty to forty five days to close. That means under contract in October and shopping right now.

One thing people get backwards: the cost segregation study itself can be done after year-end, up to your filing deadline. It is the property that has to be in service by December 31.

Here is what cost segregation actually is, without the accountant vocabulary.

Normally you depreciate a rental building over 27 and a half years. A cost segregation study breaks the property into its parts, and things like appliances, flooring, fixtures, and landscaping carry much shorter lives. Bonus depreciation, currently 100% for qualifying property acquired after January 19, 2025, applies to those shorter-life pieces. So a large share of the deduction can land in year one instead of spread over decades.

I am a realtor, not a CPA, so talk to yours. I flag it early because it changes which property makes sense.
