The new practices for real estate agents, particularly those affiliated with the National Association of Realtors (NAR), reflect significant shifts in how agents and homebuyers engage during the home buying process. Here are the key changes:

Negotiating Agent Fees: Homebuyers will need to negotiate how much they pay their real estate agent before beginning the home search. This represents a departure from previous practices where commission structures were more standardized or dictated by listing agreements.

Written Representation Agreements: Agents under the NAR will now require homebuyers to sign written representation agreements. This formalizes the relationship between the buyer and the agent, ensuring clear terms and obligations for both parties.

Disclosure Changes: Listings will no longer disclose how much buyers' agents are being paid. Instead, buyers will have to discuss and agree on compensation with their agents directly.

These changes are designed to increase transparency and help buyers understand their financial responsibilities upfront, shifting away from a model where sellers would often cover both the listing and buying agents' fees. This may empower buyers to have more control over their relationships with agents but also places more responsibility on them to ensure they're negotiating favorable terms.
