Inspection day is basically a roast session for the house.😂🏡

But in all seriousness, a home inspector's job is to identify and document visual deficiencies in the home. They are generalists, not licensed specialists in roofing, HVAC, plumbing, electrical, or structural engineering.

A good inspector should point out concerns, but they typically should not be quoting repair costs or offering to perform the repairs themselves. If a significant issue is identified, the next step is often to bring in a licensed specialist for further evaluation. That's how buyers get the most accurate information to make informed decisions. 🔑
