BUYERS DON’T WAIT! If you are searching for a home now, get it under contract!

The Federal Reserve held rates steady at its July 29 meeting, but the market's reaction told a different story.

Here's what happened…

The Fed voted 9-3 to hold the federal funds rate at 3.50%–3.75%, with three members pushing for an immediate hike. That split signals a September rate increase is very much on the table if inflation picks back up.

The 30-year Treasury yield — which influences long-term mortgage rates — spiked as high as 5.23% following the decision, its highest level since 2007. When Treasury yields rise, mortgage rates tend to follow.

Core PCE, the Fed's preferred inflation gauge, came in at 3.29% year-over-year — still well above the Fed's 2% target, giving policymakers little reason to ease rates anytime soon.

The Q2 GDP price deflator, which measures price changes across the entire economy, came in at 6.2%, well above the 4.0% expected — a sign broader price pressures remain intense even as some readings show slight improvement.

Fed Chair Kevin Warsh offered no clear signal on the Fed's path forward. Markets are now pricing in about a 60% probability of a September hike.
