Ever heard of an assumable loan? This could be a BIG opportunity in today’s market.

An assumable loan allows a qualified buyer to take over the seller’s existing mortgage — including their interest rate, remaining balance, and loan terms.

Why does that matter? Imagine buying a home today but taking over a seller’s 3% or 4% interest rate instead of getting a new loan at today’s rates. That could mean a significantly lower monthly payment.

FHA, VA, and some USDA loans may be assumable, but there are requirements. The buyer still needs to qualify, and you may need to cover the difference between the loan balance and purchase price.

There are homes right here in Northern Utah with assumable loans, and most buyers don’t even know to look for them.
