The number of single female homeowners in the U.S. hit a record 20 million last year, even as their overall homeownership rate dipped slightly from 52% to 51%, according to First American Financial Corp. The dip isn't a sign of weakening demand, says deputy chief economist Odeta Kushi. "The rate softened not because fewer women owned homes, but because more women formed independent households."

Oklahoma market is starting it's seasonal uptick, but it's a balanced market.

That means there are deals to be had for buyers as there's more than 6-months of inventory available...and sales are currently down 11% compared to same month last year.

In 2020 we bought this investment home in OKC for $109,000. Today it’s worth about $175,000 and we owe around $70,000.

That means we now have roughly $105,000 in equity in that property.

So a small investment a few years ago turned into six-figure equity while someone else helped pay the mortgage through rent ($1175 mo).

That’s the power of time + real estate.

The housing market is finally shifting in buyers' favor.

Home inventory is up, prices are down 2.4%, and mortgage rates have dropped to 5.98%, the lowest in over three years. More homes are available to choose from, prices are falling, and borrowing costs are cheaper, making spring an ideal time to buy.
