Too many agents say they specialize in working with older adults — but have never had a conversation with a corporate trust officer. That's a gap that will eventually show up in a transaction, or worse, in a client relationship.

This past Monday on Mastery Mondays, I sat down with Kristan El-Khaled at Arvest Bank Trust Department right here in OKC, and she walked us through everything agents need to know about corporate trust management — including what to do when you pull up courthouse records and the trustee isn't the person sitting in front of you.

We covered a lot of ground:

- What a fiduciary actually means (and why it matters to your clients)
- When and why older adults name a corporate trustee
- What documents you need as an agent, and how to get them without asking for the whole trust
- How corporate trustees protect vulnerable clients from financial exploitation
- How to introduce a trust officer to a client who's nervous about the cost

One thing Kristan said that stuck with me: fees come out of the trust assets, typically between 1–1.5% of assets under management. Most clients assume it's out of reach. It usually isn't.

In the WSJ last week... The article was about luxury living, the softening market for big country estates, but then...THIS!

Wealthy older adults in densely populated cities choosing small luxury lofts and apartments, often as second homes, to be near medical facilities. Some to move nearer to better medical centers and others to stay where their doctors are familiar.

We often hear about the lack of affordability - a real thing - but we rarely see articles like this where money is not an obstacle... rather, where to settle for convenience and medical care.

The "senior real estate market" is not one market --- there are many segments and many variables.
