Talk about competition. There are currently 8 other condos active in my sellers community with only 3 units on the market longer than us. Meaning 5 other condo units became available WHILE we were listed. My solution was to price competitively in order to increase our chances of receiving offers over those other units, as the seller had already gone above and beyond in preparing their home and I had aggressive marketing completed. I advised the seller to go right around the middle mark, about 7k above the average of the available units.
Not only did we receive an offer within days of our price improvement, we appraised and closed in less than 30 days from accepting a list price offer.

A price drop/improvement does not mean you’re missing out - we are the highest sale within the last YEAR of all 5 sold 2 bedroom 2 bathroom units. And the FIRST sale in the community in 6 months.

There are many factors that influence the sale of a home. Knowing your market and competition is a major one. We did the damn thang 🙌 so proud of my seller and grateful to work with her for the second time.
